Description
Modica Country Villa is a beautiful property with pool, located in the countryside of Modica, perfect for families and small groups of friends.
The house is situated in a quiet location but with all the amenities within a few minutes drive.
The property is on 2 levels: on the ground floor there is a large kitchen, living room, 2 bedrooms, one with an en-suite bathroom, and two bathrooms. On the first floor there are 2 single rooms that can be transformed into double rooms, and another bathroom.
From the living area, through an equipped veranda, there is the access to the garden, at the center of which is a wonderful swimming pool with a small beach, a children's area and a deeper area equipped with a diving board. At the edge of the pool there also are a gazebo, outdoor showers and barbecue area.

Conditions
Safety deposit: € 500. The deposit will be refunded upon departure, less any damage or consumption (in excess of that agreed in booking). It’s always valid the right to compensation for higher damage.

Cancellation Policy
For cancellations up to 61 days before the arrival date, no charge.
For cancellations up to 30 days before the arrival date, 50% will be charged.
For cancellations less than 30 days before the arrival date, 100% will be charged.

Regarding the comments about the house, we have immediately forwarded your observations to the property owners and asked them to verify and carry out any necessary maintenance, if required. As for items such as garbage bags, soap, or toilet paper, these are provided only as a courtesy starter kit to allow guests to settle in comfortably upon arrival (owner left 8 rolls of toilet paper). We spent 12 nights as a family of 6 (4 adults, 2 young children) in this beautiful villa. Everything was exceptionally clean. I would say the pictures of the property say it all - plenty of space, everything in great condition. All appliances worked properly. One thing to keep in mind when booking with young children: the pool is 3+ meters deep at the deepest level and there is no fence around that area to keep children safe. On the plus side, there is a very shallow area on the other side of the pool which is great for the little ones. Communication with Alessandra, the host, was super smooth. She shared recommendations of the area and welcomed us with some dolci and vino. She was also very flexible concerning check-in times (thank you!). We had a great time and would recommend this villa 100%.
Great place, feeling right at home, very friendly and responsive host
The house was fantastic. Ersila provided us with clear information, and Alessandra took care of our arrival impeccably. The pool is beautiful and large. Highly recommended.
Fantastic villa, would definitely stay here again
First of all, it’s a nice place to stay, and the people who did the check-in were really nice. They even brought us extra blankets. The place does need maintenance. There was no handle on the freezer, and the bathrooms are old. Shower heads should be replaced, and in 2 /3 showers, the water drains very slowly, so you end up standing in water.
